I have recently been comparing The Witcher 3's place in gaming to Casablanca's place in filmmaking.

It's that good.

It's uneven - some sections are significantly stronger than others - but the strong ones are incredibly so.

I found the game so horrible I just bit the bullet and bought the books instead.

Better story, and no craptastic combat system to struggle with. Wohoo.

Why would you regret it though? Do you fear to invest too much time in it?

Yes! Just started full time work and I have little enough free time as it is. But I've been very stressed the past couple of months so maybe it will be alright to unwind for a couple weeks or so after work. I might download it during the weekend, heard too many good things about Witcher 3.
